Every Agent Needs a System for Launching Listings

Last Tuesday, I had the pleasure of hosting a webinar called The Ultimate Listing Launch. We had 176 amazing agents from across Ontario—and even a few tuning in from Calgary and BC. The topic? Something that should be top-of-mind for every real estate professional right now: how we launch our listings matters more than ever.

Let’s talk about the current reality. In many markets right now, only 1 in 3 homes is selling. That’s not a small stat to glance over. That’s a serious indicator that the way we present and promote properties can’t just be “good enough” anymore.

Because here’s the truth: sellers are paying us a lot of money. And in return, they expect real value—not just a few photos on MLS and a cheesy video with dramatic music and slow pans through the kitchen.

They want (and deserve) a strategic plan.

And that’s exactly what I walked agents through in the session—a repeatable, results-driven system for launching listings that’s designed to do three things:

  1. Create maximum exposure
  2. Generate real buyer interest
  3. Get homes sold fast and for the best price

We talked about creating a marketing runway before the listing hits MLS, building urgency with multi-channel promotion, involving the neighbours (yes, they care!), leveraging Google and social media the right way—not just boosting a post and hoping for the best—and ultimately, creating a system that’s not only scalable, but keeps your clients coming back and referring you to others.

It was such a great conversation, and what I loved most was the feedback I got after:

“I’ve been winging it for years… I didn’t realize how much I was leaving on the table.”
“Now I actually feel excited about launching my next listing—because I have a plan.”

And that’s what this is really about.

Yes, marketing is important. Yes, tools and platforms matter. But what matters most is that we treat each listing like a launch, not a checkbox on a to-do list.

When you have a clear, consistent, and strategic system, you build confidence. You build trust. And you build a business that lasts.
